What Actually Determines It

The expensive part of a gate is the fabricated frame, so the frame is what the decision turns on. A leaf with square corners and sections that still have their wall thickness is worth repairing almost regardless of surface condition, because rust on the outside of sound steel is a preparation problem rather than a structural one. Once the corners have opened, or the sections flex noticeably under hand pressure, the frame is no longer holding its geometry and anything done to it is temporary.

The Post Is Half the Question

A gate is only ever as good as what it hangs on, and a surprising number of the gates we are asked to replace are fine on a post that has rotated in a footing that was never deep enough. Replacing the leaf in that situation buys perhaps a season before the new gate starts dropping exactly as the old one did. We check whether the post has moved before assessing the gate, because if it has, the post is the job and the leaf may not need touching.

What a Repair Can and Cannot Fix

Corrosion at the bottom rail and the foot of the pickets is the classic repairable failure: the affected section is cut out, new material let in, the joint primed with a zinc-rich primer and the leaf recoated. Hinge fixings torn from a post can be reinforced or moved. What cannot be economically repaired is a frame that has racked out of square, or a leaf that has been bent by vehicle impact and pulled back, because steel that has yielded is weaker afterwards than it looks and goes again in the same place.

On a restoration the labour sits in the preparation rather than the finish. That removes the packing, the wedge-shaped gap and the leaf that was never plumb, and it usually costs less than people assume against a stock gate plus the labour to make it fit.

Building In What You Might Want Later

If automation is even a possibility, the time to allow for it is now. That means a post and hinge sized for operator loads and a conduit run left under the drive, both of which cost very little during the original work and a great deal afterwards once a driveway has been made good. We ask the question rather than assuming the answer.

That is worth saying plainly, because it is the one case where continuing to repair is the expensive option.
